The Continuum opened sales on 6–7 May 2023, days after that April's cooling measures, and sold about 26.5% of its 816 homes at an average near $2,732 psf. EdgeProp's launch report carried by Yahoo recorded two-bedders from about $1.67 million and three-bedders from roughly $2.31 million. The same coverage noted it had been around two decades since a freehold condo above 200,000 sq ft launched in the Katong area.

What makes The Continuum unusual is its tenure

Most large launches in District 15, including Emerald of Katong and Grand Dunman, are 99-year leasehold. The Continuum is freehold, built across two parcels on Thiam Siew Avenue in six blocks, per the project details at Homy. For a buyer who plans to hold for decades or pass the home on, freehold removes the lease-decay question that eventually weighs on a leasehold resale.

The catch is how little you pay for that tenure here. As of late 2024, The Continuum's average of about $2,788 psf sat only around 6% above leasehold Emerald of Katong, and roughly 9–12% above Grand Dunman and Tembusu Grand, according to EdgeProp's District 15 analysis via Yahoo. The transport story needs a walk test

Here the marketing and the map diverge. The nearest station is Dakota MRT on the Circle Line, at roughly a ten-minute walk, with Paya Lebar interchange further on. The Thomson-East Coast Line stations that serve the wider Katong area are a longer walk from Thiam Siew Avenue than some listings imply.

Do not take a walking-time estimate on trust. Walk from the actual entrance to Dakota MRT, and to any TEL station you would rely on, in real conditions. If rail access is central to your decision, this is the single check most likely to change your view of the project.

Does the freehold premium justify the price?
