Where the wave comes from

Completions in 2026 are the delivery end of the 2022–2023 launch cycle, when projects like Grand Dunman and Pinetree Hill sold hundreds of units each over their launch weekends. Construction timelines of three to four years put their handover here. The pattern repeats every cycle: launch activity clusters when developers replenish land banks, and the completions arrive together a few years later, regardless of what the market is doing at delivery time. What a completion cluster does to a neighbourhood

Keys arrive in batches, and behaviour follows:

  • Rental listings spike locally. Investor-owned units in a 1,000-unit project list within the same few months. Around Dakota, that puts meaningful new supply next to the existing Tanjong Rhu and Marine Parade rental stock; tenants gain bargaining power for a while, and landlords of older units nearby feel it first.
  • Resale competition sharpens. A seller of a ten-year-old unit within walking distance of a fresh TOP now competes with never-lived-in stock, sometimes carrying developer discounts. Pricing off transactions from before the completion misreads the market you are actually selling into.

Buyers there can compare a physical, inspectable unit against a showflat promise at similar quantum, a comparison that rarely lines up so neatly. Renters in Lentor should watch the handover months, because first-batch landlords in a new estate price to fill quickly.

  • Selling near a 2026 completion? Check the project's handover timing and either beat the wave or wait out its first months, and price against current listings rather than last year's caveats.
  • Hunting for a rental? Target the months right after a big handover, when supply peaks and first-time landlords compete on price.

  • Own a unit in one of these projects? Expect your neighbours to list at the same time you do, for sale and for rent alike. One caution on the dates themselves: TOP estimates in marketing materials are the developer's, and they move. A project marketed as "3Q 2026" can hand over in 1Q 2027 without breaching anything. If your own plans hinge on a specific handover, such as timing an HDB sale to a condo's completion, build a buffer of at least two quarters into the plan and confirm progress with the developer directly rather than relying on a brochure date.
